Type of Homes Inspected
4360 Inc. Home Inspection can inspect the vast majority of typical single and multi family dwellings, from the smallest to the largest. We generally don’t do inspections on manufactured housing and mobile homes. Whether you are a buyer, seller, renter, investor, lien holder or property owner/manager, chances are we can evaluate the health of your property. Below is a list of the types of properties we can inspect.

Systems and Areas Inspected
Following is a general list of systems that we inspect. For a more comprehensive and detailed description of features and functionality in each area that are typically inside and outside of our scope, please refer to the Standards of Practice. In our examination of your property, our priorities are; in order of importance, identify safety issues, identify any potential “big ticket” repairs, and finally, we will document any cosmetic or typical maintenance items that should be addressed.

Items we DO NOT Inspect
We generally don’t inspect for the items listed below, however, if during the course of our inspection we see evidence of the possible existence of any of these conditions or considerations regarding operability or safety, we will certainly recommend examination and evaluation by a qualified professional.
- Building code or zoning ordinance violations.
- Geological stability or soils condition.
- Structural stability or engineering analysis.
- Termites, pests or other wood destroying organisms.
- Asbestos, formaldehyde, lead, water or air quality.
- Electromagnetic radiation or any environmental hazards.
- Building value appraisal or cost estimates.
- Condition of detached buildings.
- Pools or spas bodies underground piping.
- Specific components noted as being excluded on the individual system inspection forms.
- Private water or private sewage systems.
- Saunas, steam baths, or fixtures and equipment.
- Radio-controlled devices, automatic gates, elevators, lifts, dumbwaiters and thermostatic or time clock controls.
- Water softener/purifier systems or solar heating systems.
- Furnace heat exchangers, freestanding appliances, security alarms or personal property.
- Adequacy or efficiency of any system or component.
- Prediction of life expectancy of any item.
