Why should I have a home inspection?

Whether you are buying, selling, refinancing, approaching builder warranty expiration or simply want an occasional health check on a dwelling, you should have a professional home inspection performed.

A home inspection, performed by a professional home inspector, will expose most visible problems or potential problems with the home so that they may be addressed prior to closing on a property, listing a property, warranty expiration, etc. When purchasing or selling a home almost all contracts include the condition that the contract is contingent upon completion of a satisfactory inspection.

 

What's included in the inspection?

A home inspection is a visual evaluation of the major systems in the house including structure, roof, exterior, heating/cooling, plumbing, electrical and the interior. Optional, but available services include, pool/spa inspection and Radon testing.

Safety and accessibility are key in the ability to do a comprehensive inspection. Electrical outlets that are hidden by furniture, or roofs covered by snow are two good examples of accessibility and safety affecting what may be inspected. Otherwise, we'll examine every room in the house using our adopted Standards of Practice.

 

Can I be present during the inspection?

Absolutely! In fact, we encourage you to be present so we can point out and explain any findings that are noteworthy. It simply makes the report more meaningful, reduces questions you may have later, and provides you an opportunity to learn locations and functions of key mains, cut-offs, plumbing clean-outs, etc.

 

How much does a home inspection cost?

The cost of a home inspection is dependent upon many factors; square footage, age of the property, location, optional items to be included (i.e. Radon testing), etc., so it's not practical to try to represent all possible combinations in a "price list".

There is, however, a minimum fee of $250 that will generally cover smaller homes that are relatively new. Fees will naturally increase for larger homes and older homes because they take longer to inspect. Travel fees may also be applicable depending on location.

When do I schedule the inspection?

You should schedule your appointment as soon as possible after you have a signed purchase contract. We're often scheduled several days out, so make sure that if your a home buyer your purchase contract has plenty of time for you to get repair estimates for major problems that might show up during the inspection.

If you are scheduling a builder warranty inspection, you should do so about a month before your warranty expires.

 

How do I prepare for the inspection?

It is the SELLER'S responsibility to get the house ready for the inspection. The seller should:

  • Have all utilities turned on (water, electric and gas).
  • Have all gas appliances ready to run with pilot lights turned on.
  • Clear access to areas like attics, crawl spaces, electric panels and furnaces.
  • Unlock areas such as storage closets, fence gates, electric panels and crawl space hatches.
  • Remove pets from the property, or secure them so they are not free to roam.

To enable you to realize the maximum benefit from the inspection you should leave the kids at home — you won't be able to pay attention to them and the inspection at the same time. For the same reason, if you have family members or friends who would like to see the house, you should arrange that for another time as well.

 

Are the inspectors at 4360 Home Inspection licensed or certified?

Currently, in the state of Colorado, there is no regulatory body to oversee or license/certify inspectors.

Be aware that neither the State of Colorado nor any association issues licenses! They also DO NOT regulate, oversee, govern, or in any way ensure the integrity of a home inspection!

What we CAN guarantee, is that your property will be inspected by a formally trained graduate of Kaplan Professional School's (formerly ITA) Enhanced Residential Inspection curriculum and passed the necessary tests to ensure your home is inspected by a qualified professional.

 

What if the inspection reveals issues with the property?

Rarely is there a "perfect" property. An issue can take on one of three forms:

  • A threat to safety
  • Something that will potentially cost a lot of money to repair or replace
  • Items that are normal maintenance, and/or considerations for normal upkeep on a home.

The inspection will be a completely impartial visual evaluation of the property — it's up to you and your real estate agent to decide how to proceed after the inspection.

 

Are there limitations to the inspection?

Yes, please realize that a home inspection lasts only a few hours, and it's not technically exhaustive. A home inspection is not an appraisal or a check for compliance with building codes, and it's not an evaluation for any biological or environmental hazards. If we identify an issue, or potential issue, we will recommend further evaluation be done by a qualified professional in that discipline.

 

When will the report be ready and how will it be delivered?

Our normal business practice dictates that we provide the report within 24hrs of the inspection.

We can either email the report, provide a printed, bound hardcopy or you can choose to receive your report on a USB thumb drive in Adobe .pdf format. The thumb drive is yours to keep as a token of our appreciation!

We can accommodate special delivery circumstances if necessary. We attempt to be as flexible as possible to meet your needs.

 

Will 4360 Home Inspection perform or manage any repair work?

No. That would be a direct conflict of interest.

 

What if I have questions later?

Your understanding of the home is our highest priority. We limit the number of inspections we do in a day so that we may spend the appropriate amount of time building a permanent relationship with our clients. That means you are free to contact us at any time to have your questions answered free of charge, unless we need to revisit the property.
