4360 Home Inspection is excited to announce that, in December '09, we launched a series of periodic communications entitled Dwelling On It.

They will be short, with a focus on issues that are thought provoking, generally interesting or specifically informative regarding real estate, business and home inspection.

Our goal with this series is to provide a unique and refreshing take on information regarding home inspection as it relates to your business. Each installment, as well as all past installments, will be posted below for you to read at your leisure.

Installment #1: "Choosing the Right Inspection Company for Your Team" - 12/29/09

When training, tools and ability are on par between inspection companies (as they often are), how do you know which inspection firm to include as a part of your team?

The answer is one you are already familiar with… it's the “intangibles”!

Just as within the real estate profession, the tools of the trade and training are fairly easily taught or bought. The difficult skills to acquire revolve around work ethic, timeliness, professionalism, communication, customer service and attention to detail, not simply regarding the inspection, but surrounding the entire customer experience.

Experience with transactions that are 6 figures or more in scale, comfort addressing issues surrounding those types of transactions and the ability to mitigate issues professionally and move the transaction forward are areas that can really differentiate one inspection firm from another.

Installment #2: "Radon Measurement - Electret Ion Chambers" - 2/23/10

The electret ion chamber is a passive, continuous measurement, integrated (radon AND radon decay) ionization chamber.

While these devices may look less sophisticated than many solid state machines you may have encountered, they have characteristics that make them a preferred choice among inspectors who are conscientious about accuracy, reliability, availability, cost and ease of use.

These devices are much more sophisticated than charcoal canisters purchased at your “home fix-it” store. Their accuracy is excellent compared with all alternatives and, unlike many other measurement devices, they are not affected by humidity or air currents. If properly deployed, they are very tamper resistant - obviously important in real estate transactions where the dwelling is still occupied.

Solid state measurement devices are often unavailable for a particular inspection (as they are being used elsewhere, or they have been shipped away for calibration). There are many documented studies of inaccurate “high level” results because of electromagnetic interference from surrounding computers, stereos, T.V.s, etc. or from substandard calibration by the manufacturer.

Consider that, often times, less is more with regard to consistent, solid performance!
